Barndominium Slab and Foundation Planning Checklist

A barndominium foundation should be designed for the site, structural system and intended loads. Coordinate plumbing, service entries, finished elevations and floor requirements before placement. The value of a pre-pour meeting is that each trade works from the same current plan and knows which decisions must be resolved before concrete conceals the work.

Which documents should reach the foundation designer?

Provide the site survey, available geotechnical information, building drawings, structural reactions and connection requirements. Include planned porches, equipment loads, vehicle lifts and safe-room information. The designer determines what additional inputs are needed. A generic slab thickness from a forum is not a site-specific design.

Record who coordinates the shell supplier and foundation designer. Check anchor or column layout against the current opening plan. Clarify any tolerances and required inspection stages before delivery or erection dates are locked in.

What must be understood about soil and fill?

A soil-map label is a screening clue, not a foundation design. Ask the geotechnical or foundation professional what evidence is needed about bearing conditions, shrink-swell behavior, existing fill, drainage and groundwater. Where engineered fill is specified, retain the placement and testing requirements and the resulting records.

Consider a cleared site with a low corner that will be raised. The questions are not only “how much fill?” but which material is suitable, how it is placed, how its condition is verified, and how surface water leaves the building area. A contractor’s quantity allowance cannot substitute for those design decisions. Put the agreed basis in the site scope before construction starts.

Photographs taken before concealment can help document service locations later, but they do not replace inspections or as-built information. Use measurements referenced to fixed building points and retain approved changes with the project file.

Why does moisture below the slab matter?

Concrete can transmit moisture that affects finishes and indoor conditions. The DOE capillary-break guidance explains the role of granular drainage and a moisture barrier beneath a slab. The actual assembly, joints and penetrations should follow the design and applicable requirements.

Plan the final floor finish early. Adhesives, resilient flooring and coatings may have manufacturer-specific moisture and preparation criteria. A dry-looking surface does not prove compliance. Ask the finish installer which tests, limits and timing apply to the selected product.

How does the slab edge connect to the insulation?

The appropriate detail must also account for structural connections, moisture, protection of exposed insulation and applicable pest-inspection requirements. Do not add a generic perimeter detail independently of the foundation designer. If the shop remains unconditioned, show exactly where the living area’s thermal boundary turns or stops.

What changes for polished concrete or a workshop?

If concrete is the visible floor, agree on appearance expectations, joint layout and protection before construction traffic begins. Discuss curing compounds and later finish compatibility. Surface aesthetics and structural acceptance are different issues, and both deserve written criteria.

For a shop, provide the intended loads and equipment specifications. A vehicle lift has anchor, thickness and other installation conditions that must be coordinated with the designer and manufacturer. Do not drill into a slab without knowing what is embedded and obtaining the appropriate installation review.

What should the handoff include?

Keep the approved drawing set, inspection records, significant pre-pour photos, product information and documented changes. Record who owns unresolved surface or dimensional items. If another contractor will erect the shell, agree on the acceptance and correction process before crews mobilize.
