What belongs in your shell proposal?
Ask the proposal to identify the exact frame, roof, siding and exterior-opening scope. “Dry-in” should describe a measurable condition, with windows, doors, flashings and any temporary closures accounted for. A label such as “complete shell” is not specific enough to compare two different offers.

Design the shell for the home you intend to finish
Tell the designer where bedrooms, bathrooms, the kitchen and any future living area will sit. Coordinate plumbing and structural decisions before the slab is poured. Review window locations for the actual rooms, not only the exterior appearance. Establish ceiling heights and the planned air and insulation boundary before ordering the building.
Large openings and future additions can change the structural design. Provide the desired overhead-door opening and any lift, storage loft or suspended equipment requirements early. Ask who coordinates the building supplier’s structural information with the foundation designer. The slab planning checklist identifies decisions that become expensive to change later.
How does the installation-partner relationship work?
Tulsa Barndominium Builders provides the planning content and project inquiry path. Construction is performed by our installation partner under a separately agreed project scope. The partner is a family-owned Oklahoma builder with published experience in post-frame, metal and red-iron structures and Tulsa-area projects.
Residential finish-out, plumbing, electrical, HVAC and outside utilities are not standard inclusions we promise. Those responsibilities must be confirmed for the individual project. Your written proposal should name the party handling each stage, any allowances and the conditions required before work starts.
Prepare for a useful project conversation
Bring the parcel location, jurisdiction if known, approximate enclosed area, living/shop split, preferred roof form and largest door openings. Photos of access and a basic site sketch help identify questions. You can still start with unknowns; label them clearly rather than guessing.
