Confirm water, power and wastewater feasibility before fixing the building footprint or purchasing a shell. A service at the road may still need capacity review, an extension, easements, fees and site work. Obtain written information tied to your proposed use. Keep utility routes, access and onsite wastewater space coordinated on the same site plan.

What should you ask each provider?

Ask for the basis, date and conditions of each estimate. “Utilities available” in a land listing is a lead to investigate, not an installed connection or a guarantee of adequate capacity.

How does septic planning affect the site?

Where an onsite wastewater system is needed, evaluate the site early. The system, building, driveway, water source and relevant setbacks compete for space. Ask the qualified evaluator or designer to establish suitability and requirements before placing improvements that could make the preferred layout impossible.

Oklahoma DEQ provides onsite service requests for soil testing and existing-system evaluation. Its onsite sewage report form records property information, water supply and bedroom or use assumptions. Give accurate proposed use information; a future bedroom or business use may change the discussion.

Do not treat “perc test” as a universal label for every evaluation. Ask which soil evaluation method and documentation apply to the intended system and current requirements. Nor should a visible old tank be treated as evidence that an existing system is suitable, properly located or approved for new construction.

Soil profile or percolation test: what is the difference?

A percolation test measures how quickly water moves through the soil. A soil profile evaluates characteristics such as texture, water saturation and depth to rock. DEQ says percolation tests may identify sites for conventional subsurface systems, lagoons or aerobic systems with spray irrigation; soil profile tests can be used to design all DEQ-approved onsite system types. That distinction matters when you buy land. An evaluation suitable for one system path may not answer the questions for another. Give the evaluator the proposed bedroom count, use, site layout and future plans. Ask for the usable area and system implications, rather than seeking only a generic “pass.”

DEQ’s current online-services page separates requests for evaluation services from an Authorization to Construct. Confirm which steps your project needs; purchasing a soil test is not the same as obtaining construction authorization.

At handover, retain the approved system information, installed layout, inspection records and maintenance instructions. Identify who performs any required service and what activities should be kept off the disposal area. Put that information in the building maintenance file alongside the house and utility records.

How do shop loads change electrical planning?

List welders, compressors, lifts, vehicle charging, HVAC and other equipment before the service is sized. Provide nameplate or manufacturer information to the electrical designer or contractor. Planned simultaneous use matters; floor area alone cannot describe the demand.

What should happen before trenching or concrete?

Put service routes and building entries on the coordinated drawings. Review crossings, future access, structural conflicts and restoration. Arrange the required utility-location process and any private-line locating needed before excavation. Have the responsible contractors confirm the sequence and inspections.

Resolve under-slab plumbing and sleeves at the pre-pour coordination meeting. Keep a record of as-built locations for maintenance. Photos can help but do not substitute for accurate layout information or required inspections.

Who pays when the assumption changes?

A proposal should identify what was assumed about distances, ground conditions, capacity and fees. Ask how changes are priced and authorized. Keep unknown utility costs as unknown in the budget, with a responsible person and next step, instead of folding them into an unexplained allowance.
